Best Home Inspection Software in 2026

There's no single "best" inspection software — there's the best one for how you work and what you'll pay as you grow. This guide compares the major platforms on the things that actually decide it: price, pricing model, data ownership, and field workflow. We include our own product, Inspector Hub, and we'll point you elsewhere where another tool fits better.

Monthly cost for one home inspector: Inspector Hub $49.99, HomeGauge $89, Spectora $109

The short version

Platform Starts at* Model Source Best for
Inspector Hub $49.99/seat/mo Flat per-seat, all-in Open source (AGPL v3) Inspectors who want low, predictable pricing + no lock-in
Spectora ~$109/mo Tiers + add-ons Proprietary Polished reports, large community
HomeGauge ~$89/mo Subscription Proprietary (Spectora-owned) Long-time HomeGauge users
Home Inspector Pro ~$74/mo Subscription/bundle Proprietary Desktop-first, template depth
InspectorData ~$69.99/mo Subscription Proprietary AI photo analysis

*Published entry-tier pricing, 2026. Confirm current pricing with each vendor — plans and add-ons change.

How to choose (the 4 questions that matter)

  1. What will it cost as I add inspectors? Some tools bill added inspectors separately or charge per published report. A flat per-seat price is easier to forecast.
  2. Who controls my data? Can you export everything, anytime, in standard formats — and is there a path that doesn't depend on one vendor staying in business at a price you like?
  3. Does the field app work offline? Crawlspaces and rural homes don't have signal. Offline capture that syncs later is non-negotiable.
  4. What's actually included vs. paywalled? "Starting at" prices often exclude AI, e-signatures, or premium templates.

The platforms

Inspector Hub — the open-source option

$49.99 / inspector / month · open source · self-host free Flat per-seat pricing with every feature included: offline mobile field forms (installable PWA), branded reports with e-signatures, online booking with Stripe payments, AI comment assist, and team management. The differentiator is structural: the engine is published on GitHub under AGPL v3, so you can audit it, export freely, and even self-host the identical software for free if you ever want to. Best for: solo inspectors and small teams who want predictable cost and zero lock-in. → See pricing · Why open source

~$109/month A modern, cloud-based report writer with a strong community and a deep template ecosystem; added inspectors are billed separately and an Advanced tier adds a per-published-inspection fee. In April 2025 Spectora acquired HomeGauge, consolidating two major platforms. Best for: inspectors who prioritize a mature ecosystem and don't mind tier/usage pricing. → Inspector Hub vs. Spectora

HomeGauge — the classic, now Spectora-owned

~$89/month A long-established platform with deep roots in the inspection world, now part of the Spectora family and positioned as the more classic/desktop-leaning option. Best for: existing HomeGauge users with established workflows. → Inspector Hub vs. HomeGauge

Home Inspector Pro — desktop-first depth

~$74/month (bundle ~$89) Known for template flexibility and a desktop heritage. Best for: inspectors who prefer a desktop-centric workflow.

InspectorData — AI photo analysis

~$69.99/month Positions around AI that auto-categorizes photos and drafts comments, bundled with scheduling, CRM, agreements, and payments. Best for: inspectors who want AI photo handling as a headline feature.

Our honest take

If you're happy with your current tool and the price scales fine for your volume, switching isn't worth the disruption. But if you're frustrated by climbing tiers, per-report fees, or the nagging question of what happens to my data if the vendor changes hands — that's exactly the gap open source fills. You get a lower flat price today and a guaranteed exit ramp forever.
