Terms of Service

Effective Date: April 17, 2026

These Terms of Service ("Terms") govern your access to and use of InspectorHub, a home inspection management platform operated by InspectorHub ("we," "us," or "our"). By creating an account or using our services, you agree to these Terms.

1. Acceptance of Terms

By accessing or using InspectorHub, you confirm that you are at least 18 years old, have the authority to bind any organization on whose behalf you are acting, and agree to these Terms and our Privacy Policy. If you do not agree, do not use the service.

2. Description of Services

InspectorHub provides cloud-based software for home inspection businesses, including:

  • Inspection report creation, management, and delivery
  • Client booking and scheduling management
  • Template management and inspection forms
  • Team member management and role-based access
  • Photo storage and report delivery
  • AI-assisted comment generation (where enabled)

Services are available as a Hosted subscription or as a Self-Hosted deployment under the AGPL v3 open-source license.

3. User Accounts

You must provide accurate and current information when creating an account. You are responsible for maintaining the confidentiality of your credentials and for all activity under your account. Notify us immediately at support@inspectorhub.io if you suspect unauthorized access.

One account corresponds to one individual. You may not share login credentials across multiple people. Each person on your team requires their own seat.

4. Subscriptions & Payment

Hosted Plan

The Hosted plan is billed at $29.99 per seat per month. Subscriptions renew automatically unless cancelled at least 24 hours before the renewal date. All payments are processed by Stripe. By providing payment information, you authorize us to charge the applicable fees.

Self-Hosted Plan

The self-hosted version of InspectorHub (OpenInspection) is free to use under the terms of the GNU Affero General Public License v3.0 (AGPL v3). No subscription fee applies to self-hosted deployments.

Refunds

We do not offer refunds for partial subscription periods. If you cancel, your access continues until the end of the current billing period. We reserve the right to issue refunds at our discretion on a case-by-case basis.

Price Changes

We will provide at least 30 days' notice before changing subscription prices. Continued use after the effective date of a price change constitutes acceptance.

5. Data Ownership

You own your data. Inspection reports, client information, photos, and all content you create through InspectorHub belong to you. We do not claim ownership of your data.

You grant us a limited, non-exclusive license to store, process, and display your data solely to provide the services described in these Terms. We do not sell your data to third parties.

You may export all your data at any time using the Data Export feature in your account settings. Upon cancellation, we will retain your data for 90 days, after which it may be deleted.

6. Open-Source License

The core inspection engine (OpenInspection) is open-source software licensed under the GNU Affero General Public License v3.0 (AGPL v3). The source code is available at github.com/important-new/OpenInspection.

The SaaS portal (InspectorHub) and its source code are proprietary. The AGPL v3 license requires that if you modify and deploy the open-source core engine over a network, you must make your modifications available under the same license.

7. Acceptable Use

You agree not to:

  • Use the service for any unlawful purpose or in violation of any regulations
  • Upload false, misleading, or fraudulent inspection reports
  • Attempt to reverse-engineer, decompile, or extract source code from the proprietary hosted service
  • Use automated tools to scrape, crawl, or overload the service
  • Resell or sublicense access to the hosted service without our written consent
  • Upload malicious code, viruses, or any content that could harm other users
  • Violate any third party's privacy, intellectual property, or other rights

We reserve the right to suspend accounts that violate these terms without prior notice.

8. Termination

By you: You may cancel your subscription at any time through your account settings or by contacting support. Access continues through the end of the paid period.

By us: We may suspend or terminate your account for violation of these Terms, non-payment, or if required by law. We will provide reasonable notice where possible, except in cases of serious violations.

Upon termination, your right to access the hosted service ends. Sections 5 (Data Ownership), 9 (Disclaimers), 10 (Limitation of Liability), and 11 (Governing Law) survive termination.

9. Disclaimers

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.

We do not warrant that the service will be uninterrupted, error-free, or completely secure. Inspection reports generated through our platform are tools to assist professional inspectors — they do not constitute professional legal, engineering, or real estate advice. You remain solely responsible for the accuracy and completeness of your inspection reports.

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, INSPECTORHUB SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUE, ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE.

OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM OR (B) $100.

Some jurisdictions do not allow the exclusion of certain warranties or limitation of liability, so some of the above limitations may not apply to you.

11. Governing Law

These Terms are governed by the laws of the State of Delaware, United States, without regard to conflict of law principles. Any dispute arising under these Terms shall be resolved exclusively in the state or federal courts located in Delaware, and you consent to the personal jurisdiction of such courts.

12. Changes to Terms

We may update these Terms periodically. We will notify you of material changes by email or by posting a notice on our platform at least 30 days before the change takes effect. Continued use after the effective date constitutes acceptance of the updated Terms.
